Situated in the evolving False Creek Flats area, a dynamic transition zone between the historic industrial and the burgeoning creative economy of downtown Vancouver, this new mixed-use development aims to be a cornerstone in the neighborhood’s identity. The City of Vancouver supports this transformation, aiming to significantly increase employment density by 2047.

Located at 306 Terminal Avenue, the proposed 10-storey building is poised to become a hub for technology-oriented businesses and light industrial operations. Designed to meet LEED Gold standards and adhere to the Zero Emissions Buildings Plan, the project will encompass approximately 2,729.3 m² (29,378 ft²) of space, fostering a vibrant mix of office and manufacturing activities.

The development will feature 146,890 sq. ft. of total floor area, with 109,600 sq. ft. designated for AAA open floor office space across the upper levels. The lower levels will include 30,100 sq. ft. of manufacturing space, accommodating activities such as brewing and distillery operations, complemented by a restaurant on the ground level, and clothing manufacturing on the second level. A floor space ratio density of five times the size of the lot is targeted.

The building's design focuses on maximizing natural light and ventilation to ensure a sustainable working environment. A central core arrangement allows daylight to penetrate deep into the floor plates, while the incorporation of double-height outdoor spaces on floors three to ten creates communal areas that encourage interaction and collaboration among occupants.

The intention behind 306 Terminal is to provide flexible, innovative spaces that attract and retain talented professionals within the city limits. This development will not only enhance the local job market but also contribute to the revitalization of the surrounding area, aligning with the City’s long-term goals for employment densification.
