The first phase of the Lansdowne Mall redevelopment is set to bring over 1,000 new homes to Richmond, transforming the iconic site into a modern urban hub. Originally opened in 1977 and acquired by Vanprop Investments in 1984, the Lansdowne Centre is now embarking on a journey of renewal.

This ambitious project phase, led by Bosa Properties and Vanprop Investments, will reshape the existing mall into a mixed-use community featuring three towers, with 1,074 residential units spanning approximately 85,600 m². The development will adhere to BC Energy Step Code 3 standards, emphasizing environmental and social sustainability.

The redevelopment is planned over seven major phases, starting with Phase 1A, which focuses on parcels 2, 5, and 8 along Alderbridge Way. Parcel 2 will feature a 14-storey condominium with 386 units and 7,115 sq. ft of commercial space, while Parcel 5 will include a 13-storey building with 363 units. Both structures will share a two-level underground parkade, complying with Energy Step Code 3. Parcel 8 will offer a six-storey purpose-built rental building comprising 292 units, including market rental and low-end market rental (LEMR) units, managed by S.U.C.C.E.S.S. This phase underscores the commitment to optimizing urban living through innovative design and technology.

A key aspect of the Lansdowne Development is its focus on sustainability and community enhancement. The project will introduce a 14.5-meter-wide linear park, pedestrian and cycling improvements, and greenways to foster connectivity and active lifestyles. The development also includes provisions for affordable housing, ensuring accessibility for diverse income groups. As part of the broader Lansdowne Master Plan, the City envisions a future civic facility and childcare hub, further enhancing the site's community value.
